When considering the purchase of a new condominium, many investors make the mistake of not researching all the options. NewCondoInvestor.com is a one-stop-shop of information and advice. This is not a substitute for the specialized advice of real estate sales professionals, the developer's representatives, bankers, brokers, accountants, attorneys, or financial advisors.

Why don't I just use a Realtor when I want to buy? Of course you should use a Realtor in many cases. A real estate salesperson can provide a view from the ground. They know the neighborhoods, the markets, the builders. They know what is selling and what is slowing. They can even connect you to local services and management agencies. But, a single Realtor is of no use if you are still in the consideration phase. Maybe it is not the right time time buy. Have you considered buying in Las Vegas vs. Miami? A local Realtor cannot provide the ability to compare developments nationally. In addition, the Realtor only makes money, typically, when they sell you something. Sometimes they may steer you to developments that are paying them a higher commission or where they have existing arrangements. And, they certainly won't tell you when it is not the right time to buy!
Why don't I just look up a developer's website to make a decision? By all means look at their website. Keep in mind, though, that the developer's website will put forth the best features of the property. It won't tell you, for example, that while the penthouses have panoramic views, the first 10 floors have a view of the bank building next door. Also, be aware that in most cases if you sign up for the developer's newsletter or submit your information to receive a brochure or to get on an interest list, in many cases then you will be prevented (by law!) from using a Realtor to help you with finalizing the transaction. Because developers rely on Realtors (for which they pay commissions), the developers many times keep a rather low key in terms of Internet advertising about their developers. Believe it or not, the developers websites can actually be tricky to find even using Google or Yahoo search.

How can you be independent and still accept advertising? Advertising sales and reporting/reviews are separate functions. Although advertising helps support this website, advertisers are informed that they will not have any editorial impact over reviews or reports.
